We have been requested to prepare a high-level feasibility study to examine the potential for the redevelopment of Witney Place, Maple Cross as 100 bed budget hote, with ancillary parking and landscaping, together with an element of B2 (general industrial) and/or B8 (storage or distribution).

Witney Place has benefit of an existing planning consent for a four storey 207 bed hotel, associated spaces and parking for 373 cars within a decked car park and at surface level. Whilst the hotel has not been constructed, material works have been carried out to implement the planning permission and a Lawful Development Certificate has been issued by Three Rivers District Council.

We understand the works included the construction of the new site access to the south east corner of the site and some of the foundations have been cast, although the extent is unclear.
