The proposed development seeks to replace the existing mixed-use building facing Hertford Road and the assembly of carwash buildings to the rear. The new development will provide new accommodation to address the housing need for single people, creating an attractive communal living development arranged around a central courtyard. The commercial use at ground level in the front building will be retained.
The new development, both by virtue of its functions and its location, presents an opportunity for the building to engage with the local context and its community in a positive way. A nuanced response to the particular urban and architectural character of the area will help the new building to sit well within and enhance its local setting.
The block facing Hertford Road is three storeys, with the top floor contained within the vertical mansard roof,
reflecting the scale and massing of the street scene. This block contains commercial use at ground floor level and residential accommodation above. The frontage retains the same alignments as the existing building and is set back from the boundary line on Hertford Road, allowing space for visitor cycles. The line of the building at ground floor level to the side road is set back to allow the formation of a new footpath to provide safe access to the rear block. The building oversails at first and second floor level to align with the boundary.
